A double height volume with staircase serves kitchen-dining, living room and 3-bedrooms, en-suite, bathroom, office, and garage on two-levels with car hoist, basement bar, recreation area, and utility.

A 100% site coverage of a long and narrow irregular-shaped site abutting adjoining property, with basement and cantilevered-deck, on a central-urban location and within a high flood-risk area in a busy location provided many design challenges.

Basement, being long and narrow and located within a high water-table area, presented as a boat structure, necessitating (to stop the building potentially floating) rock-anchors and heavy masonry constructions. Project was subsequently constructed by others.
